CHARLOTTE DOUGLAS INTERNATIONAL AIRPORT
Charlotte Douglas International is one of the nation's
largest hub airports. It has six major air lines and four commuter
services and is the 21st busiest airport nationwide. Often called
the "Gateway to the Carolinas", this airport is a major player in the development
and business growth of the Carolinas region. There were 444,679 takeoffs
and landings last year. Over 22,800,000 passengers were served.
The area around the airport is one of the best kept secrets
of the real estate industry. People flying into Charlotte are amazed to
come into this vital region by way of an airport in the middle of nowhere.

improvements to be leased to US Airways.

US Airways maintenance facility on Wilkinson Blvd.
OUR PROJECTIONS

Much land now zoned residential will be rezoned for industrial
to accomodate increased demand for industrial and distribution space near
the airport.

Businesses displaced by airport expansion and I-485 construction
will use some of the available land in the area.

I-485 will create strong demand for retail, fast food and
distribution properties.

Space will be needed for intermodal handleing of containerized
freight generated by proximity of airport, highway and rail access.

Currently cheap land will sell for big bucks.
We have learned that some other plans for the airport area
are in the works.

West Blvd will be relocated.

A new airport connector will be built to connect the airport
with I-485.

A portion of Wilkinson Blvd will be made limited access.

Part of Wilkinson Blvd. will be relocated to connect with
a new Hwy 74 bridge being built over the Catawba River.

A new railroad bridge will be built either over or under
West Blvd and a rail line and two spurs will be brought into the airport.
These items are speculation right now; but we are checking
them out and will report soon.
